How long does an extension take?
A typical single storey rear extension runs 10 to 14 weeks from breaking ground. Double storey runs 14 to 20 weeks. Loft conversions take 8 to 12 weeks. We issue a written programme before the contract so you know every key date.
Do I need planning permission?
Many extensions and rear dormers fall under permitted development in Newcastle and Durham council areas, but conservation areas and Article 4 streets are stricter. We check the rules for your address and, if needed, submit the full planning application on your behalf.
How much does an extension cost per square metre?
Single storey rear extensions in the North East typically run £2,100 to £2,500 per m² to shell, or £2,600 to £3,200 per m² fully fitted. Double storey and bespoke glazing push the top end higher. We quote line-by-line so you see what drives the number.
Can you do the planning application and the build?
Yes. We can take an extension from a first-visit concept sketch through planning, building regs, structural calcs, then build it. One contract, one point of responsibility, no finger-pointing between architect and builder.
